Analysis of Land Use

To analyze existing opportunities and constraints for future land use change in the study area. Constraints are things like wetlands and steep slopes where development should not happen. Opportunities may be things like availability of sewer service where development can be more easily supported. A second component is to evaluate development potential for vacant developable and underutilized land.

Economic Market Analysis

Examine the potential market for commercial, industrial, and residential development in and around Route 7 and propose a future business profile for the study area  based on what the market would support

Land use Scenario

One of many plausible views/schemes of different possible futures for land development in a given geographic area – generally based on a set of assumptions or criteria for how development should occur over time

TOD – Transit Oriented Development

Transit Oriented Development is a deliberate plan to develop compact, mixed-use, pedestrian friendly neighborhoods surrounding a transit center or hub such as a train station or bus/intermodal center.

Transportation System Assessment

Assess the conditions of the transportation system and the surrounding environment as they currently exist. This includes roads, transit routes, sidewalks, paths, and greenways

Visioning

A process of defining how stakeholders would like to see the study area evolve; to envision what the area should look like in the future; the character of development and of the transportation system that serves it.
